Premier Inn is located in the Al Jaddaf district of Dubai and is one of many budget hotels built under the Premier Inn banner. This one at Jaddaf is a 389 Guest Room Hotel with a Built-up area to per key ratio of 46.87 sqm/ key. Basement + Ground + 8 Storey + Roof. Highly efficient Built-up area to per key ratio.
As a statutory requirement, the building needs to reflect the local heritage style. This is applicable to all buildings in Jaddaf area. Wind towers the most prominent feature of the heritage style. Wooden mashrabiya (jali pattern) another most prominent feature of the heritage style. Both the above features used extensively to create an authentic heritage style building. Internally the building is contemporary style. Heritage style requirement prompted us to look at alternative façade materials not commonly used in UAE. We zeroed in on EIFS (Foamglas - External Insulation and Finishing System) which not only provided us a great ‘u’ Value coefficient but also an excellent fire-retardant material.
Target was to achieve extremely low ‘u’ values for the façade and the glazing, nearly 1/4th the value generally acceptable to the local authorities. With the use of EIFS the client’s façade ‘u’ value requirement was achieved - which in turn helped reduce the cooling load massively by about 35%. An in-house grey water treatment plant is provided in order to conserve water also is line with client’s vision about conservation of environment
High performance glazing has been used to match the client’s specs on façade performance. The building also houses Premier Inn’s MENA Region Head office. Guest Room Interiors is also carried out by Archgroup in this project.
